NEWLY-APPROVED HOMES IN SHOLDEN WILL CONTRIBUTE OVER £700,000 TO LOCAL ECONOMY

Dover District Council has approved the delivery of much needed new homes in Sholden, near Deal, which will be built by Barratt David Wilson Homes in conjunction with Richborough. Phase 1A of Sholden Meadows was granted approval in February 2024, and will see the creation of 46 new homes in the village. 

Barratt David Wilson Kent will build a mix of two to five-bedroom houses at Sholden Meadows, reflecting the demand for both ‘starter’ homes and larger family homes in the village. 37% of homes within the first phase will be made available for affordable housing, including affordable rent, meeting the local requirement of 30% affordable provision across Phases 1A and 1B.  

The appearance of the new homes has been carefully considered to ensure that Sholden Fields will blend with existing homes in the local area. Each property will be built in a modern interpretation of the traditional Kentish style, employing a mix of red brick, and render and weatherboarding to the exterior, alongside Edwardian-style door surrounds, flat canopies, and roof gables to selected homes. 

Each home has been designed to maximise energy efficiency, and will exceed the new Future Homes Standard Part L building regulations, which intends to reduce operational carbon emissions on new homes. Each property at Sholden Fields will achieve a 75%-80% carbon reduction thanks to their design, including increased insulation, reduced heat loss and air infiltration. Additionally, each home will come with an electric vehicle charging point (EVCP). 

The wider development will create a safe home for wildlife, and will include native tree planting, safe hedgehog highways, and bee and bird boxes, including Barratt David Wilson Kent’s bespoke ‘swift brick’. 

Barratt David Wilson Kent will also invest in the local community through its ongoing charitable work, and via its Section 106 agreement, which will see circa £728,000 contributed to local education, libraries, youth services and the NHS.
